Levels of service offered

Outlined below are the three services offered, however we maintain a flexible attitude and are generally able to adapt our service to meet your individual requirements.

Full Management Service:

Rents up to £599pcm
Letting Fee: £240 including VAT
Monthly Management Fee: £46.80 including VAT

Rents Above £600pcm
Letting Fee: £240 including VAT
Monthly Management Fee: £66 including VAT

This is our all-inclusive package, which provides for the marketing of your property, carrying out accompanied viewings, the vetting of perspective tenants, preparing the tenancy agreement and inventory. The tenant will then be checked into the property, and all the relevant paperwork will be posted to you for your information.

During the tenancy we will carry out quarterly inspections, providing you with a full written report. If any maintenance comes to light we will (within the confines of our management agreement) arrange, oversee and account for any repairs or contact your nominated tradesman to arrange for the repairs to be completed.

Collect and process payments, which will then be credited to your nominated bank account. We will provide you with a monthly statement and if required we can provide you with an annual statement for tax purposes.

Towards the end of the tenancy we will liaise with the tenant to arrange checking them out of the property and remarketing it as applicable.

This service is ideal for landlord who do not reside locally or would rather not deal with the tenants directly, preferring all aspects to be handled by an agent.

Letting Only Service:

Rents up to £849pcm = £360 including VAT
Rents up to £1099pcm = £480 including VAT
Rents over £1100pcm = £600 including VAT

Our Letting Only service includes the marketing of the property and carrying out accompanied viewings leading to the introduction and vetting of a prospective tenant. This proving satisfactory, we will then go ahead and prepare the tenancy agreement and all necessary paperwork including a full inventory.

Following this, the first months rent and security deposit will be collected, which will then be passed on to you less our agreed fee. Tenants will be checked into the property and all relevant paperwork will be posted to you. Managing the tenancy including maintenance, rent collection, inspections and check out will then be the responsibility of yourself.

Lettings and Rental Collection Service:

Rents up to £599pcm
Letting Fee: £240 including VAT
Monthly Rental Collection Fee: £30 including VAT

Rents above £600pcm
Letting Fee: £240 including VAT
Monthly Rental Collection Fee: £42 including VAT

This service is as the Letting Only Service above but in addition we will collect the rental payments from the tenants on a monthly basis. This will then be credited to your bank less our fee.

Tenants Security Deposit: £60 including VAT
Following the introduction of the tenant’s deposit scheme all tenants security deposits taken by Agents of Landlords have to be protected and there are serious consequences when this does not happen.

Annual Rental Statements: £30 including VAT
This statement will show the rental income received and all deductions taken from your rental by ourselves.
